For the first time in more than a decade, a national retail chain is coming to Ogden Avenue in Brookfield.

At a developer breakfast event on Oct. 10, Assistant Village Manager Keith Sbiral announced that Advance Auto Parts was beginning the permitting process to build a 6,800-square-foot store at 9310 Ogden Ave.

There was no word on when construction might begin on the site at the northeast corner of Raymond and Ogden avenues. Five lots, including the former Moldau Restaurant, were assembled to create the roughly 16,000-square-foot parcel for the auto parts store and parking lot.

Two parcels on the corner, which once was home to the Dav-N-Lo restaurant, were purchased for $200,000 in August by Sansom Property Group LLC, a corporation that is connected to a Chicago-based company called National Shopping Plazas Inc.

Two sources with knowledge of the deal confirmed that the Moldau Restaurant property was purchased in September. The transaction, however, has not been recorded by the Cook County Recorder of Deeds; sale information was not immediately available. Moldau Restaurant has since closed.

A call to George Hanus, president of National Shopping Plazas, was not returned.

Advance Auto Parts is a Roanoke, Va.,-based retailer that sells automotive aftermarket parts and batteries to do-it-yourselfers and professional mechanics. According to its website, the company operates nearly 4,000 stores in 39 states.

According to plans filed with the village, the store itself will be built on the eastern portion of the parcel, roughly where the restaurant property stands. To the west will be a parking lot accommodating 26 vehicles and a turf storm water runoff area.

The sidewalk along Ogden Avenue will be replaced and there’s a possibility the alley to the north could be paved, according to Sbiral.

“We’re trying to work out an agreement to get the alley reconstructed,” Sbiral said.

While the new store will be built within the Ogden Avenue TIF District, the development does not require any TIF assistance or incentives. As a result, any incremental increase in property tax revenue will go directly toward the TIF.

Brookfield Restaurant on the market

As a way of highlighting key development parcels in Brookfield to those attending the Oct. 10 breakfast, Sbiral also stated that Brookfield Restaurant, 8900 Ogden Ave., was on the market. The property is listed for sale for $799,000 through Baird & Warner, which also has the listing for the office property next door at 8904-06 Ogden Ave.

The Brookfield Restaurant site is unusual for an Ogden Avenue commercial property, because it includes two formerly residential lots north of the alley that serve as additional parking for the restaurant.

According to the online listing, the lot measures 20,000 square feet. The property at 8904-06 Ogden Ave. is 4,234 square feet, which if assembled with the corner lot, would be a sizeable parcel for development. Any project, however, would likely require the village to vacate the alley.
