Urban Mutt, a pet supply store with locations in LaGrange and Berwyn, announced on Nov. 27 via Facebook that it would be closing its Berwyn store and opening a retail outlet in Brookfield in early 2022.
While the social media posting did not specify the location, a corporation called C Squared Investments LLC, whose managers are listed on the Illinois Secretary of State’s website as Chad Lopez and Cynthia Gaspar, Urban Mutt’s owners, purchased the commercial storefront at 8520 Brookfield Ave. in late September for $237,500.
“The Urban Mutt-Berwyn will be relocating to a new home in Brookfield in early 2022,” the business announced on Facebook. “While this may make some of you sad, we will be able to offer you a bigger selection of items and will continue to offer delivery through Cornershop [an online retail app]. The new store will only be a few minutes away from our current location so we hope to continue seeing all of you there. More details with be forthcoming so please stay tuned!”
Messages left for the business owners by the Landmark at both the Berwyn and LaGrange locations were not returned.
While no building permit or business license applications were on file with the village last week, Brookfield Village Planner Emily Egan confirmed that she had been in touch with Gaspar and that Urban Mutt intended to submit those applications soon.
The building at 8520 Brookfield Ave. is zoned SA-2 Neighborhood Mixed-Use, part of the village’s Station Area Zoning Code adopted in 2017 to guide redevelopment of commercial and residential districts near the village’s three train stations. The building is within steps of Metra’s Zoo Stop at Hollywood Avenue.
The SA-2 Neighborhood Mixed-Use subdistrict is a low-scale transitional district that applies largely to corner lots outside the downtown and encourages pedestrian-friendly retail and service uses on the ground floor of buildings.
The building at 8520 Brookfield Ave. is a one-story “corner store” type structure most recently used as an office.
